To have the optimum results, the community needs:
- A Site Selector to locate a centralized property to local colleges, universities, and trade schools
- A Developer or Investor to finance the facility
- A Design-Builder to determine site feasibility and work with the architect to develop a GMP and value-engineer to that cost.
- A Mentorship program to bring in students, manage the property and work with the property financing.
Site Selection: Our expert partners have decades of experience finding property across the country for everything from properties for living, commercial use, to large multi-building manufacturing plants. Their capabilities will empower the community to find the right location for the facility.
Developer or Investor: Our connections to various funding sources provide diverse solutions for project finance.
Design-Builder: Our national design and construction partners provide a facility that meets the needs of the students. They evaluate site feasibility, complete due diligence to mitigate unexpected surprises, and work with local, regional, and state authorities having jurisdiction to keep the project moving forward. The advantage of this approach over a design-bid-build means that project cost control is in the hands of the contractor instead of needing the owner as a go between. The result is a building that has been value engineered to provide the best quality to the budget available for the project.
Mentorship Partner: Once the site is selected, the investor committed, and the building complete, the long-term value of the housing is completed by the Mentorship Partner. The Mentorship Partner is responsible for property management, mentor involvement, student acquisition, and student retention.
